Whichever service you choose, we’ll provide you with a
service agreement - a clear and precise legal document that explains how we will
handle your property and exactly what our charges will be. The agreement also
spells out exactly what we commit to do on your behalf and your obligations as
the landlord.
THE TENANT FIND SERVICE
Designed to find the ideal tenant and tailored to the landlord who prefers
to look after the day-to-day activities of the tenancy, such as collecting rent,
chasing arrears and general maintenance.
- Pro-actively market your property to prospective tenants
- Erect one of our distinctive ‘To Let’ boards to promote your property
- Carry out stringent referencing and financial checks (our checks are completed
by an independent credit reference agency, so you can be sure they’re unbiased)
- Provide tenancy agreements and relevant notices to protect your legal rights
- Notify relevant authorities and utility suppliers of the change of occupancy
- Renew the tenancy agreement for a new term if appropriate
- Offer optional services including a professional inventory and tenant checkout
service.
THE RENT COLLECTION SERVICE Ideal if you wish to be involved in the day-to-day management and
maintenance of your property but without the worry of having to collect rent.
This service contract includes all the benefits of The Tenant Find Service
detailed above.
In addition, we will:
- Collect the rent each month on your behalf via standing order mandate
set up at the start of each tenancy
- Order our Credit Control department to pursue the tenant and serve the
appropriate possession notice on your behalf if they fall into arrears
- Provide regular statements so that you know exactly what rent has been
collected and when
- Prepare an inventory of your property’s contents and conditions**
- Visit the property and meet the tenant at the end of the letting
period**
THE FULL MANAGED SERVICE
Gives the maximum level of service allowing you, the landlord, the minimum
of involvement in the routine management and maintenance of the property. We’ll
manage the letting of your property from beginning to end and keep you informed
every step of the way. Eliminating the hassle and worry.
This service is ideal if you’re unable, for whatever reason,
to have a hands-on involvement in the day-to-day running of your property. This
service contract includes all the benefits of The Rent Collection Service
detailed above.
