Inventory & Schedule Of Condition PROPERTY CONTENTS: Fully furnished properties usually have a complete range of contents, such as full kitchen appliances. There will be furniture in the lounge, dinning room and bedrooms etc. It is usual for unfurnished properties to have carpets and curtains throughout. THE INVENTORY AND SCHEDULE OF CONDITION A thorough inventory must be prepared for each property whether, furnished or unfurnished for the protection of both the landlord and the tenant. Therefore the landlord will have peace of mind that the property will be returned in the same good condition and cleanliness at the end of the tenancy and the tenants will be assured that they will not be penalized for any defects already existing with the property. The inventory will be checked at the commencement of the tenancy and signed by the tenant, that they agree with its contents, if they have any comments, these will be noted and discussed with the landlord. The inventory will again be checked at termination of the tenancy and any missing, damaged or soiled items will be noted and a payment will be charged to the tenant. This payment will be assessed and must take into consideration the age and condition of the item in question, as landlords must allow for fair wear and tear and therefore should not expect tenants to pay the full cost for any replacement. Every care is obviously taken when compiling each inventory; however liability cannot be accepted for any inaccuracy or omission.
