Are You Considering Letting A Property?
There are many reasons for letting a property, such as for an investment, job relocation, or even travelling abroad.  This information will be of assistance to you prior to placing your property on the market for letting. It covers most of the questions landlords need to ask when letting a property.

TENANCY AGREEMENTS:
Will be a standard Assured Shorthold Tenancy Agreement, for a fixed term, for a minimum of 6 months and maximum of 36 months, however, the initial tenancy will be for the period of 6 months and thereafter we recommend a maximum of 12 months on any one agreement, then as long as both landlord and tenant are happy this can be renewed at the expiry of the term.

After this period, if the landlord and tenants wish for the tenancy to end, the landlord would be able to regain possession be giving 2 months notice to the tenants and likewise the tenants would need to give the landlord one months notice. Unless in the unusual event of breach of contract, then immediate notice maybe given to the tenant to vacate the property.

We generally prepare the Assured Shorthold Tenancy Agreement at our offices; however landlords may wish to have their own drawn up by a solicitor.
